Property Investor Services - Property Broker and Buyers’ Advocate  

   

We assist and support you throughout the process of buying an investment property or properties, whether you are a first time real estate investor or an experienced and seasoned investor.

    

We are not real estate agents - we work only for you as the property buyer

    

Our commitment to you is to work in your best interests as the buyer to guide and support you through the process of identifying and clarifying your individual needs and objectives, and to ensure that we understand what is important to you and what property investment strategies are best suited for you to achieve these aims.

  

Once agreed on these issues and you engage our services, we consult with you to determine the most suitable properties that will best suit your requirements and achieve your objectives (including property type, size, design / layout, location, etc). We then provide support and guidance to you through the process of selecting the most suitable property, and assisting you with the buying process, land and building contracts and important clauses and deadlines, finance approval processes, dealing with builders (if building), and the conveyancing and settlement processes and requirements.

   

Lastly, we can assist you to engage a professional property manager to find suitable tenants and provide ongoing management of your investment.

     

Throughout the process, we are your primary contact for information and support that you may need from the start to the finish of buying your investment property and beyond.

        

Home Buyers' Service 

    

Whilst we work principally with investors, our Home Buyers’ service is similar to our investment property buyers’ service (modified as relevant to remove elements that are unique to investors and include matters more important to home buyers). It is designed to assist and support you through the process of deciding upon the most suitable property to best suit you and your lifestyle needs (property type, size, design / layout, location, etc).

  

We help you to determine your ideal price bracket and borrowing capacity, and then guiding you through the often confusing maze of the buying process, including the purchase process (which is often especially confusing if you are buying land and building your home), land and building contracts including critical clauses and deadlines, finance approval processes, First Home Owner’s Grant (where relevant), dealing with builders (if building your home), and conveyancing and settlement processes and requirements.

  

Most importantly, throughout the process we will be your primary contact for information and support that you may need from the start to the finish of the process of buying your home. 

  

Buyers’ Agent Service  

  

Whether you are an investor or buying a property as your own home (first home or otherwise), we also offer a Buyer’s Agent service in the event that a newly built home is not the right alternative for you.

  

Our Buyers’ Agent service and process is conducted in a similar manner and supports you through all of the same issues as our Buyers’ Advocate service, however as we are in these circumstances usually not remunerated by the property seller, we charge you an agreed and fixed fee for our services.   

  

Our commitment to you is the same - we work solely for you in your best interests as the buyer to guide and support you through the process of identifying and clarifying your individual needs and objectives, and to ensure that we understand and agree with you on what is important to you, what property investment strategies and specific properties are best suited for you to achieve these aims, and what your preferred price bracket or borrowing capacity is.

 

Throughout the process, we will be your primary contact for information and support that you may need from the start to the finish of the process of buying your investment property.

OUR PROCESS

   

We use a thorough fact finding process to help ensure that we fully understand your needs and objectives, so that your property investment experience is always progressed on your terms and at a pace you are comfortable with.

We don’t claim to or try to be ‘experts on everything’ – no one is! We prefer to work with your other professional advisers who should be involved in the process, including your lender or mortgage broker, financial planner, accountant, and lawyer who all have important parts to play in ensuring your investment decision is right for you and that your financial security is protected and ensured.
